DSQ Apartments was a phased refurbishment to modernise its serviced apartments and associated amenity spaces, including the leisure facilities, gym, suites, meeting rooms, conference areas, offices, and reception spaces.
Phase 1 of the project focused on upgrading the Building Management System serving the Rodney, Duncan, and Beatty buildings. The scope of works included the installation and integration of a new air source heat pump (ASHP) system, complemented by electric boilers to provide backup heating. In addition, new raw water and softened water systems were incorporated to serve the chilled water (CHW) and boosted cold water services.
An apartment metering upgrade was also undertaken, with individual apartment having electric, water and energy meters installed to improve monitoring and energy management capabilities for billing purposes. Â As an addition during the project requirements, an indoor air quality (IAQ) monitoring solution was provided throughout the apartments to support occupant wellbeing, noise control, lighting levels, CO2 levels and general environmental overview.
The Phase upgrade also included the main amenity and reception area, encompassing the main front entrance to the property, which was integrated into phase one works.
The BMS solution was based on the existing Tridium Niagara N4 platform, retaining the existing N4 supervisor (head-end) while upgrading the field control network with new JACE controllers and ISMA I/O modules. All system graphics were redesigned and modernised, to provide an enhanced user interface, improved plant visualisation, and more intuitive operation for the upgraded building services systems.
