Syscom were appointed to deliver the BMS package as part of the refurbishment and fit-out of Levels 27, 28 and 29 within London’s iconic Leadenhall Building.
Working in collaboration with Ryan Specialty (client), Overbury (Main contractor) and Canningdale (M&E Contractor), the project transformed three floors of premium office space into intelligent, flexible workplaces designed to meet the demands of modern occupiers while seamlessly integrating with the building’s existing infrastructure.
The installation included dedicated BMS control panels serving each floor, linked via a resilient network architecture to provide secure communication and operational continuity throughout the development. The solution incorporated Distech fan coil unit controls across predominantly open-plan office environments, together with Belimo VAV actuators integrated with the landlord’s air handling systems to deliver responsive, demand-led environmental control.
Occupant wellbeing and energy efficiency were key drivers throughout the project where wireless VOC monitoring using Sontay sensors enabled ventilation rates to adapt dynamically to changing occupancy patterns. Indoor air quality conditions were also monitored, helping to maintain comfortable and productive working environments. Integration with the Simmtronic lighting control system further enhanced the user experience through coordinated scene setting and the sharing of environmental data between systems.
The scale of the control’s installation reflected the complexity of the development, with over 100 fan coil units and more than 70 VAV terminals coordinated across the three floors. The BMS also interfaced with a range of critical building services and third-party systems, including landlord plant, cooling equipment, leak detection, UPS systems and electrical metering infrastructure, creating a fully integrated platform capable of delivering centralised monitoring and control. The solution incorporated comprehensive graphics, alarm management and head-end functionality, enabling facilities teams to access meaningful operational data and respond quickly to changing building demands.
Energy visibility formed another important aspect of the project, with Schneider electrical metering integrated into the BMS to provide real-time monitoring of consumption and support Ryan Specialty’s wider sustainability objectives. Extensive engineering, software development, graphics production, commissioning and seasonal fine-tuning ensured the system was optimised beyond practical completion, with training and structured handover delivered to support the client’s operational teams.
The completed installation provides Ryan Specialty with a future-ready smart workplace solution that balances occupant comfort, operational flexibility and energy performance, delivered within one of London’s most recognisable commercial landmarks.
